Another entry to the balcony is from the living room. Great space to gather your loved ones and enjoy your family vacation. A great feature of this condo is also the "bunk room" that the little travelers just absolutely love! How fun are bunk beds? The room has a TV and a nice window so it's bright even though it's on the smaller side. The full kitchen is equipped with all major appliances and cookware so cooking a meal is always an option. A full washer and dryer is also available in the condo for your laundry needs. The balcony has outstanding views of the beautiful beach - no obstructions at all!

  This was not our 1st choice condo. Unfortunately, Brooks and Shorey contacted us 48 hours before arrival stating the condo we booked was undergoing renovations and would not be ready for our stay. They gave us 3 options or offered a full refund. This was our anniversary trip and we had spent weeks researching condos for the perfect fit so we did not want to start all over 48 hours prior to arrival. We chose this condo as the best option of those being offered.
  
  All that being said, this condo has a fabulous location! It is directly on the beach with amazing views from the balcony that runs the width of the condo. There are doors to the balcony from the living room and master bedroom. We enjoyed watching the dolphins play and hearing the sound of the surf each day from the balcony.
  
  The condo has a great floorplan if you are traveling with family. In addition to the living room and master bedroom/bathroom, there is a dining area, fully stocked kitchen, 2nd bedroom with 2 beds, another smaller room with bunk beds, plus a 2nd full bathroom and a laundry room. The elevators are fairly quick and parking is right out front.
  
  The entire complex and condo are older but incredibly clean! Every morning we watched the pool people clean the pool and take water samples. There is a boardwalk to the beach with 2 shower stations to remove the sand before heading back to the complex.
  
  Beach chair service was easy. Just choose your chairs/umbrella and take a seat. We had no problems getting front row chairs no matter what time we arrived.
  
  This complex has all beach front units and a large span of beach since the complex runs parallel to the beach which translates into a large beachfront. It never felt crowded unlike some larger complexes that have more units and/or a horseshoe shape which leads to small beach fronts and crowded beach areas.
  
  This condo could benefit from lighter paint choices so it didn't feel so dark, but decor was r

  This condo was clean and spacious for our family of five. The view and seeing dolphins were one of the highlights. The entrance to the beach was easy to get to or you had a choice of two pools. One heated. Loved that we were able to cook our own meals and do laundry. Have one request of owners. At least one frying pan larger than 8 inches. We have already booked to come back next year.

  We were there for a softball tourney in which the location to the fields was excellent with the plus being on the beach. Condo was roomy and in excellent shape. Large balconies is a plus. Was very clean as well. The only thing I would say that would have been nice is that the air conditioner in the right side lobby was working and that there be some way of cooling the elevators. Overall would recommend these condos to family and friends.

  We love Okaloosa Island! We visit at least once a year, and Brooks and Shorey, and Gulf Dunes are our go-to rental properties. The beach service is terrific and the views are spectacular! Beach access is limited to one walkway with no ramps, shared between the two condominium units, and the one available walkway is in need of maintenance. The bathrooms in these units need to be upgraded to handicap accessible, for those of us with mobility issues. By the way, we love the new exterior painting to Gulf Dunes!

  The location was beyond beautiful and the unit was great. We had 6 family members for the week-end and we had plenty of room, really liked that the bunks were in a separate room. There was a lot of dust on lamp shades, behind the tv, and on walls around vents that should be addressed. But that and the very hard mattress were our only complaints. Overall we had a wonderful stay in a very pretty unit with helpful management in the office. We hope we can go back again in the future.

  This was our once again yearly trip to the beach. We have rented several times from brooks and shorey and was once again very well pleased. The condo was very clean and the view was outstanding. Very spacious and well laid out. The only complaint that any of us 3 couples had was the beds. They were not comfortable at all. This is the first time I’ve ever had a complaint at all and again I’ve stayed many times with them at several different condos. This ones just needs an update on the mattresses. We will return next year and I am sure we will rent again from Brooks and Shorey. Thanks again for a great stay!!

  Loved our week at Gulf Dunes even with tropical storm Alberto! This is our 2nd year here but over 10 years at Olaloosa Island. Actually had 3 family units rented here. Love the location and will return. Our unit was clean and had everything we needed. Patio door was difficult to close and maintenance responded very quickly to fix. Only issue was elevator not working which made it extremely difficult to load up for home from the 3rd floor. Also not great for handicapped husband. But again we loved our week here and recommend Gulf Dunes managed by Brooks and Shorey.

  We had a fantastic stay. We were the there beginning the weekend of 9/7. Hurricane Irma was due to pass by that Monday and we received periodic updates and tips from Brooks and Shorey. Very helpful and kept us feeling prepared as well as safe. We had trouble the first day getting our TV to work. Sent them an email and a guy knocked on my door within 10 minutes. He reprogrammed the remote anb all was well. Can't say enough good things about Brooks and Shorey and our unit. Thanks.

Gulf Dunes is the perfect location on Okaloosa Island and has great amenities to the property as well.   Nice location. Condo could use some updates but overall it was quite comfortable. The bed is in dire need of a new mattress in the master bedroom. Enjoyed staying here despite the bed! Yes I would recommend this unit!

Your stay in our unit 316 at the Gulf Dunes seems to have gone well and we are so glad for this! We strive hard to provide the utmost amenities and accommodations for all our guests. Unfortunately mattress comfort is a huge personal preference and is different between every guests, we haven't had any complaints at all on this mattress so we'll check the purchase date and see what the situation is.   Unit was not dirty, but could have been cleaner. Liked the layout of the rooms with the bunk beds. All in all it was pretty good. The only drawback outside was the elevators didn't work half the time. One suggestion is to have something to hold on to inside the tub for seniors.

  You couldn't ask for a better location!! There was mini-golf and ice cream about a block away. The unit was very nice and was just like it was described. Very family and kid friendly. We would definitely use this location if we ever came back to the area.

    Oh we cannot be more sincerely apologetic for the unseemly timing of the Homeowner's Association planned trash chute repairs. Any construction planned by the homeowner's of the condominiums is totally out of our control and we do not have any say-so over it at all. Gulf Dunes Condominiums are great vacation homes but like all things, they take certain upkeep to keep the grounds up to standards through years of wear and tear by the harsh saltwater of the Gulf of Mexico. We appreciate your concern and yet your understanding of the fact that it was truly out of our hands and beyond anything we at Brooks and Shorey had control over. We hope to welcome you again to the Gulf Dunes on Okaloosa Island for hopefully a relaxing vacation in paradise!!

  Don't move anything around. When we lost something of the kind da we moved the couch out and the night stands. Haven't cleaned under anything in who knows when. Has a good layout. Easy access to beach. Needs a deep cleaning.

    These are wonderfully planned setups in these Gulf Dunes condos and they accommodate all sizes of groups and families. We'll get in touch with housekeeping on cleaning under furniture..but were you able to enjoy the condo and the vacation you had while here?! We certainly hope so as this is a beautiful condo with great ratings otherwise. Deep cleanings are completed in all our condos, during peak season when the condos are booked all week and only open for a few hours on Saturdays..this is unfortunately not a time when deep deep cleans are possible. We wish you'd expressed your unhappiness with cleanliness while you were here so we could have had the chance to address and fix the issue so you could enjoy it while you were here. We are here every day with maintenance and housekeeping on quick standby for all items that our guests run into when they get here. Hope you give the Emerald Coast another chance and come to enjoy the breathtaking views and gorgeous beach and Gulf of Mexico.

  The photos accurately portrayed the unit. The view is spectacular, the space is great. The beach service was wonderful. We would return in a heartbeat. There were some things that were a little tired - Stove slow to heat, DVD player didn't read the DVD's available in the office.

    What a TREAT to be able to watch porpoises in the Gulf of Mexico every morning straight from the comforts of your own private balcony! We love the GUlf Dunes property, the location is perfect for convenience. This is a great unit to rent, the location of the unit on the third floor is nice being down towards the end of the level where you don't have the elevator noises to hear-this is a big perk! From your 5 star ratings, we think it's safe to assume condo 316 at the Gulf Dunes is going to be your vacation home from now on when traveling to Fort Walton Beach! This is exactly what we hope to provide you-somewhere you are comfortable so you can truly get some peace and quiet time. Afterall, what else are vacations for?!   We were there on a weekend that it rained most of the time so we spent more time in the condo than usual, we may have noticed more things that need replacing. Needs a new toaster. The VCR needs to be replaced, did not work properly, the wifi access provided by Brooks & Shorey did not work, the sliding glass door in the den needs to be replaced, the TV in the guest room does not work. Other than that the décor has been upgraded and is friendly on the eyes.

  It was the easiest rental we've ever done. No regrets even though we had rain 5 of the 7 days. Beautiful balcony view. The grandkids thoroughly enjoyed it! The only things that were a minus were the sliding glass door in the living room was not user-friendly. It was ridiculous to open and close. And the mattresses were torture. Especially the king. We used blankets and the comforter to build up the mattress so we get some sleep.
