  We had a great stay! Had a very relaxing week. The location was wonderful! The condo was very well kept . The couches were very uncomfortable to sit on and make odd noises each time you moved but everything else was great. If the furniture was updated we would want this same code again!

The pool location is an advantage for everyone who doesn't want to hear any noise related to it - it is on the side of the building. It is disadvantage if you want to see it from your balcony. The Palms is a smaller complex with parking size relevant to the building capacity.

  Great experience! Pictures are exactly like the condo, location was PERFECT right on the beach! This was our first family vacation and check in and out could have not be easier! Everything was stocked and ready to go and clean. i would recommend housekeeper to clean floors not just sweep and drain in master bath to be cleaned out it was draining really slow but a real easy fix. Parking is a little tight as well. Overall i would say if you are looking for a good location right on the beach this is your place!

  We absolutely loved our condo and our stay in Fort Walton Beach! The unit was exactly the way it was pictured except the view is even better in person! Pictures do not do any of this justice. The condo was perfect for our family of 5! I absolutely loved that it was not a big resort. I loved that when we went to the pool it was only our family and when we went to the beach we had space to spread out. This place is perfect if you want a quiet getaway with your family. We drove to Destin for other activities but this place amazing! We loved everything about it. The only complaint we read was the pool was small and it was and it was nice to know that upfront but it was perfect for what we needed. You will absolutely enjoy this condo and the view! We will definitely be back. I also enjoyed the ease of everything and how kind the Brooks and Shorey staff was to us with each encounter. You will not be disappointed.   Upon arrival, I was a little concerned regarding the area this condo was located in. Fort Walton Beach appears a bit "sketchy", compared to Destin. However, we quickly learned that despite appearances, this condo was in a great location. Much less crowded then Destin/Miramar, and being 3 minutes from beach was perfect. We met some very nice families during our stay, and it was quiet and clean. A previous reviewer said the condo could use a deep cleaning, and I would agree. The building itself is old, but the condo has been remodeled nicely. Just needs some finishing touches (showers and window treatments are old). I would also suggest having fresh smelling towels and linens for guests. Everything smelled stale or strange, and needed to be rewashed upon arrival, for our comfort. Overall, we were mostly happy with our stay given the location and nice people we met in the area. And the price paid was very reasonable for what we experienced. My kids had a blast, and that's all that matters.

  We greatly enjoyed our stay. The pictures were accurate in the description of the property. It was decorated nicely and was very comfortable. We love the proximity to the beach and we love the views from the balcony. The condo was well-equipped for everything that we needed. We enjoyed our stay very much. The only criticism we might have was more for the complex in general. The railing outside the front door appeared to been knocked down and reattached and was an eyesore. Also the first impression of getting on the elevator with the plywood in the floor was a little disconcerning, however we would definitely rent this property again in the future.

  We were excited when we saw that the unit had been updated. When we arrived, upon first entering the condo, the unit was small, but at first glance looked really cute. After driving 8 hrs my husband stretched out on the bed for a minute and the bed frame was broken. The middle brace had been propped up on a box of tile under the bed. The furniture was cheap and uncomfortable. We ended up having to wear flip flops all week while in the unit due to the floor leaving black all over your feet. The pool was out of order, but was also the size of the shallow end of a regular pool. The management were however very helpful in getting someone there to fix the bed as well as refunding a small amount for the pool being out of order. We still were stuck waiting on repairs being made. The only highlights were the view and short trek to the beach.

We are so surprised to have such negative feedback from your stay in this newly updated and redone lovely two bedroom condo at The Palms. Unfortunately the construction done by the Homeowner's Association did put a damper on this summer's rentals at The Palms, as it was scheduled to have been complete before summer, we have been working hard to make sure we've stayed on top of the updates on property so we can keep our guests informed. The compensation is our way of giving our apologies for the inconvenience even though we do have a no refund policy for these specific type issues. We're glad the compensation was appreciated but we're really disappointed to have the negative feedback on the brand new furnishings, furniture specifically in this condo. When you were looking for a rental initially we hope you noticed by our detailed pictures of the property that the pool at The Palms truly isn't one of great size. When you rent at The Palms you're getting amazing two bedrooms with the MASTER and the living rooms of all condos having direct access to the private Gulf Front balconies. These are super budget friendly units to rent and you don't even have to worry about noises from the pool and sunbathing area interrupting your morning coffee or your afternoon beverage. The Palms unit 203 has gorgeous new furniture, furnishings, decor, paint, balcony furniture-everything PLUS the guest bedroom is getting all new furniture soon. Thank you for staying on the beautiful Emerald Coast we hope you make it back for another visit.

  my experience with the palms was ok. but i will say this, i will not stay again where a condo is under renovations. i just dont' understand why this was done in the peek of vacation season. having to navigate around workers and equipment was not enjoyable. i never knew when the parking garage was going to be closed or when i would have to move my vehicle so they the workers could work in that area. and the elevator was out and walking stairs with luggage or beach stuff wasn't fun at all. my suggestions would be to schedule repairs in the WINTER MONTHS. but the condo was nice and clean. and moderatly stocked. i just think for what i paid, i could have had a better experience elsewhere. i will be more informed about my stay next time.

Thank you for your feedback from your stay at The Palms in this gorgeous unit 203. The Homeowner's Association of The Palms Condominiums did take on a construction project that was always scheduled to be finished by summer but unfortunately things have arisen in the process pushing back the construction schedule. This construction schedule is completely out of our control and we have no say-so in these renovations at all. We have been keeping track and staying informed of everything and as soon as we knew the construction schedule was delayed like it was, we called every one of the guests we had scheduled to stay there and gave everyone the option to cancel with full refund. We did offer compensation to those who chose to stay and enjoy their vacation and you did accept this refund as compensation for the inconvenience but you chose to continue with your vacation here. The condo you rented is absolutely a gem and this is totally unaffected by any construction, and we hope you were able to enjoy this lovely condominium. Please know we have in our policy that we do not give compensation for any maintenance issues, so we hope you keep this is mind in regards to your opinion of Brooks and Shorey Resorts. We hope you travel back to Fort Walton Beach again in the future for another break from reality.

We only had two problems: floor looked clean (unit was very, very clean when we arrived) but our socks and feet were black @ end of day.   On the plus side: This unit has been updated since the photo was taken and it is even more attractive. Couches are more comfortable than usually found in a beach condo.. We especially like the new flooring. The view from 203 is unbeatable. This unit had everything we needed and we'd love to stay there again.
  
  On the minus side: Jackhammering from 8 a.m. or so until mid afternoon EVERY DAY including Saturday. We realize this is part of an effort to keep the entire property nice, but it was especially annoying on our floor, which was closer than others to all the construction noise. Not only could we not have a conversation on the balcony, we had to keep all the balcony doors closed in order to hear one another or the TV. Not very peaceful or relaxing. The building was (from looking at the parking lot) not even half full. S&B knew work was ongoing and should have notified us and offered a less noisy unit comparable to 203.
  
  Although this unit is particularly attractive and we do love the ceramic floors, they seemed to have been swept, but nor well-mopped. Our bare feet and socks were pretty gross for our entire stay. Otherwise, everything seemed spotless.

    The Palms 203 is an ABSOLUTE GEM of a two bedroom GULF FRONT condominium on the amazing Okaloosa Island in Fort Walton Beach. Unfortunately the Homeowner's Association does have construction at The Palms upgrading the property itself which is completely out of our hands..BUT all along it was scheduled to have been finished by the end of April. We sincerely had no knowledge of the unforeseen circumstances the pushed back the schedule until it was unfortunately too late for your vacation...we are honestly apologetic for this poor timing for everything to have been during your vacation. We really appreciate your positive feedback on unit 203 however, the upgrades are INCREDIBLE the condo is adorable it's one of my favorite. These property upgrades will be nice when they are concluded so please when you are looking to come vacation again next year maybe give us a call at the office and let us know you've stayed here so we can apply your repeat guest discount and get you back in this great condo post upgrades so you can truly enjoy this unit!!

  This is our first time staying on Fort Walton beach. We usually stay in Destin, however, we wanted to stay near our team. The drive up to the court area is a little sketchy and parking in the garage is very narrow. The staircase was dank as well. Nonetheless, once we walked in to the condo we were very happy. It's quaint, well decorated, clean and the view is beautiful. We all felt comfortable and everything else we needed was supplied. We loved this condo and will come back if we stay in Fort Walton again. We also will use Brooks and Shorey for future rentals. Thank you.

  This was a great stay! The unit we rented fit our family perfectly. The beds were comfortable and the view fantastic! I do wish the unit would have provided dish soap and dishwasher soap, but those are of minor concern. However, the property as a whole, The Palms, is in serious need of TLC. However, this did not affect us negatively, and should not stop future guests from staying here. The units are great, as is the location, as is the umbrella and chair set up on the beach. Would definitely recommend to a friend!

  The unit was basically clean, but there was a lightbulb out in almost every fixture in the unit. The building has two sets of stairs and one set was closed and the other looked like it was in the process of repairs. Why aren't those things taken care of off season, and not the middle of the summer season? The side window by the front door should have a shade in it for privacy and security for the guests.

  Loved location, loved the condo, except the patio door was so hard to open and to close, I could hardly slide it open or close it. Mixer didn't work. Reported to propery manager office,about door and mixer, she stated " I will tell maintenance and housekeeping". when we left and took keys back to office, I told her nobody came to fix either one. She stated, "they are so far behind, it will probally be monday".   We noticed ceiling damage in living room by glass doors when we checked in. It rained heavily one night we were there and plaster came down onto the floor in the middle of the night and the bedroom ceiling leaked as well. This is something that was obviously a problem and should have been repaired prior to renting it out. The sliding door in the livingroom barely slides, and needs repair also. Other than that, the unit was very nice.

  The furniture and decor were very nice. Nice amenities, and the employees of the rental company were friendly. The view from the balcony was beautiful. The only issues I have that I would suggest that needs to addressed would be the tile floors are in desperate need of a good cleaning(the grout was very black), the baseboards were very dirty and the carpet was very dirty and worn and really needs to be replaced. Overall it was a nice stay, the view was well worth some dirty floors.

  We have stayed at The Palms for about 10 years now. Love the location away from busy Destin area and is very family friendly. This unit 203 is decorated very nice. All units have such a good view from the porch. The pool is small but clean which you're mainly there for the beach anyway.

  First of all, Fort Walton Beach was large crowds on the beach, no high-rise hotels, yet it was only 10 minutes from Destin. This is the second year in a row that we have used Brookes and Shorey's The Palms. This year we stayed in a lower unit (#203). The veiw was great as was the condo. Except for a very noisy equipment room that could be heard in our room, we had no complaints. Overall, we had a great experience and are hopeful to get back to the Emerald Coast to see the beautiful emerald water and white sand and stay at The Palms.

  The view was wonderful. Convenient to everything you need. The floorplan of the unit was great. The unit above us was very noisy. They stayed up into the morning and got up early. We had 2 small children with us and it was difficult getting them to sleep or to sleep because it sounded like several people stomping above us.

  We really liked our stay until the A/C failed. This made the room smell funny, and our last night a bit sweaty. We were ready to book another 4-6 stay, but upon check out, we asked for a discount/free night if we booked that day. We felt like we did not get a fair shake, and so we've elected to use a different management company in the future. We tried to accomodate you by not messing up or tying up an additional room; therefore, we were expecting a little accomodation in return. We loved the room and property otherwise. Sasha was very helpful, and we appreciated the last minute booking and late arrival procedure. Help us to come back to the Palms and to do business with you again. We make 3-5 trips to the Gulf Shores to Panama City area per year on average. We would prefer to do business with you, but we work hard for our dollars. We tried to not cause problems, and we would have appreciated that being recognized. I would have given this property a 5 star all around, even considering the failure of the A/C, if we would have left with a good feeling.

  The reason I gave a four property clean was that the air conddition filter was terrible and you should have seen the filter in the washing machine. I was to tell you also that the wireless internet never would work and we did know how to operate it. There also needs to be a rubber matt in the elevator because the tile was wet most of the time and was very dangerous if you were not aware of it. I woould not let theae things keep me from returning there as everyone in my party was so happy with the condo and the location. I have already suggested it to a friend of mine from Saraland that had reservations in Gulf Shores and is now looking for a place over here instead. Thanks for you great service.

  My over all stay was great. I did find that the floors could have been cleaned better. I swept and mopped the first night I was there. Also more towels could be provided. Their were only two wash cloths in the master and two in the other bathroom. Consindering the # of people that could stay in the condo more towels should be provided. With that said I did enjoy my stay and I would stay in 203 again.
