    This is a great place to stay when visiting Fort Walton. Great location, not near as crowded as it is when you get closer to the bridge. Nice, clean, and updated condo. Very spacious.     Nice unit. Very clean. Rental company competent and no issues. Even checked in early as cleaning crew done.
    We go for the ocean experience so good for us- balcony is oceanfront and we sat out a lot. Nice week😊
    Cons:just know pool area is small so if that’s your thing might not be best unit. Parking space for this unit is tight

    Very good stay, right on the beach, good balcony and nice inside.

    However, the bed in the spare room seriously needs to be replaced, very noisy with springs every time you move.

    First night had a cleaning issue, but the response was great next day sending cleaning and maintenance teams early to solve it.

    While we had to deal with torrential downpours and sustained winds from Hurricane Ida, we ended with great weather the last few days. Our condo was the perfect spot to watch the power of the storm and the beauty of the beach and ocean. The condo was well equipped with everything we needed.     Our experience was very easy. A tropical storm was in the forecast at our arrival time and we are kept well informed on the status of our room and our arrival time. Our condo was ready well before we arrived. Our unit was neat, clean and spacious for our family of 4.     We have stayed at a number of different condos in this same complex and this one is by far the best. The condo was very clean, had an incredibly well stocked kitchen for meal preparation, well decorated a an end unit. No complaints on the condo and the realty company was fantastic to work with. Only dissatisfaction was with the beach chair service as the rep did not manage the chairs/umbrellas very well and if you went up to your room or for a walk for a few minutes, since someone wood crab your chair set up. A bit frustrating especially when you’ve purchased an additional chair and umbrella set up for a very high price. There is also the continuing issue with the hotel’s guests across the parking lot using the condo facilities, pool, grills, and other parts of the condo property.These are minor things as the overall stay was great!

    We loved our stay, it was a great location and had a great view. I am glad that we went in March and not later in the year, the A/C unit struggled to keep the condo cool when it was 70 degrees out so I can imagine how hot it would have been in the summer. The unit needs updating, but it was clean and comfortable. my kids complained that the guest room beds were not comfortable, but I had no complaints with the master bedroom bed. It was located a little further down the island, but that was nice, the beach was not crowded at all and we had a blast!

    The Palms is an excellent condo and we've never had a bad stay.

    Unit 405 is nice and clean, but could do with some upgrades. The living room TV has an incredible amount of burn-in to the point where it's almost unwatchable, and a Blu-Ray or DVD player in the living room would be a nice addition. (We were there for the beach, but rainy days do happen. :))

    As always, the property management folks were excellent and the location just can't be beat. We had a great time!

    The condo itself was perfect, very clean and beautifully decorated with gorgeous views. Kitchen had everything we needed, plenty of room for our large family to hang out in the same area. The ONLY bad part was the broken elevator that was never worked on a single day in the 7 days we spent there....Not an enjoyable time having to drag luggage for 6 people up the stairs, then having to hike back up them every single time you went out or to the beach. The elevator working should not be optional, nobody wants to spend thousands of dollars for their once a year vacation and have to haul all your beach stuff and luggage up stairs. Also, with the coronavirus being as prevalent as it was in FL, I never saw anyone cleaning or wiping doors or hand railings in the common areas of the building during our stay.

    Breathtaking views from the kitchen to the living room to the master bedroom and balcony. Awesome location! We love the location this is the third time we have booked with Brooks and Shorey, always worth the money. We enjoyed the beach theme and all the convenient items such as the full kitchen, washer and dryer and the extra beach chairs in the closet. The only thing that could have been better is there was an issue with the sliding glass door. We will for sure be back.

    I work at Eglin AFB on a regular basis and I've stayed at almost all the condos up and down the island, but I always go to The Palms for vacation stays. It's clean, number of units are small, parking is great. The upgrades to the lobby and the pool area were a great surprise! Condo was clean and spacious for our family of 4. The condo had everything we needed, we bought food for the week and were set. We had key cards in the past but they have upgraded to keyless code entry now which is so much better. Brooks and Shorey called us on our way down to tell us our condo was ready and gave us the code for the door. Did everything on-line, never had to stop by and check-in/check-out. Used the Hospitality app the they recommended, made everything seamless. Didn't take advantage of amenities(except for the chairs/umbrella)so we can't rate those. The overall stay was perfect, but if I have to find a complaint about one thing, the batteries in the living room remotes were almost dead :):)

    Comfortable condo. Couple of minor issues with the sliding glass doors but they were taken care very quickly. Also an issue with our flight being cancelled at the last minut but we were able to stay an extra night much to our relief.
    Most places we have booked with VRBO have more staples such as salt and pepper, paper towels, beach towels, etc. But not the case here, you really do need to bring or buy the items they recommend. It would have beneficial to have some not-glass cups you could take drinks to the beach in so we bought a couple of those too. Overall it was a great place with nice views and we will return.

    We chose this unit for the location & reviews that we read. It is just steps to the beach, & the view is awesome. The condo itself gets mixed reviews. It was clean (I am very picky) & I never saw any kind of bugs. There are several things that need to be addressed. The carpets need cleaning, our feet did get dirty when we went bare foot. The dryer takes a very long time to get items dry. The toilet in the small bath seems to lose water & then it tries to (loudly)refill the tank about every 15 min. Also the shower door really needs to be replaced. There was sand in the dresser drawers, I put down hand towels before I put my clothes away. The sliding doors are very hard to open/close. The screens were semi off the tracks, so not usable. There are cracks on the balcony where the railing was screwed into the concrete. The covered parking spot is nice but a very tight fit if you have a larger vehicle. The beach chairs included were a nice perk. There are plenty of linens. Over all we were satisfied, but considering the cost for 7 days, I feel that the unit needs someone to pay attention to the aesthetic details.

    This is our favorite condo on Okaloosa Island.We have stayed here almost every year for the last eight years, sometimes twice. It is very clean, comfortable and fresh. The owners make sure you have all that you need and more.They keep it updated and we love the beach decor! The balcony and view are wonderful. So nice to wake up in the morning to see the beautiful beach, water and sky from the master bedroom. We have breakfast and lunch every day from three balcony. We see dolphins, and enjoy watching the different types of birds from the balcony. There is always plenty of everything we need in the kitchen. So nice to have the washer and dryer and able to keep the laundry up while we are there. We also like Brooks and Shorey, they are there to answer any questions or concerns. In all the time we have stayed here we had only one minor problem with the condo and it was fixed within a few hours. They just need to know you have a problem and it is taken care of! We always check this condo's availability first when vacationing on Okaloosa Island!

    This is our second trip to the island, first time at this condo. The condo seemed clean enough (not clean enough to have delayed our check in however). The company was nice enough before our arrival to inform us about some construction happening at the condo and even offered switching us to another location. We decided to stay and never saw the construction actually happening while we were there (bonus!). I would have liked to see more useful kitchen utensils and what not. Not many forks, spoons, kitchen towels, large coffee cups or plastic cups for kids on tile floors. Location to the beach was awesome. Washer and dryer are tiny but got the job done and was great to have. Beds could use an upgrade they were probably the least comfortable part of our stay. Pool isn’t heated and very tiny but we weren’t there for the pool so it wasn’t a huge deal. Over all it was a great stay, we lucked out with weather and spent most of our time on the beach watching string rays and dolphins!

Saturdays are the busiest arrival days and we understand our guests want to plan around getting into the condo so we have the check-in times 4-6 and have that in the rental contract so everyone knows. We thank you for your patience. Yes The Palms pool is small and on the side of the building, we are sure to have photos of the property amenities and on the positive side, this allows balcony time to be extra peaceful with the lack of pool noise and commotion below. Our general manager will get in there to inspect these mattresses, it's super difficult to provide every single guest the perfectly comfortable mattress,it's such a personal preference, but we will check the date of the mattress and the shape of it. Thank you again for coming, we hope to have you back soon for more fun in the sun!!

    Myself, Wife, 3 kids, and grandparents all went on a vacation to Okaloosa Island, staying at the palms, the condo was perfect everyone loved it. the view was great for my parents as they didn't get to the beach but once or twice. you walked out on the balcony and it was like you were on the beach, very close with a great view. We are family oriented in our vacation selections, we avoid things and situations that are inappropriate. and this vacation spot is as good as you will find for families. The property was clean and well maintained. The only downsides were the parking was tight, the beds were a little stiff to sleep on, and we couldn't' find an extra blanket, These are very nitpicky complaints honestly the property is the best we have stayed at so far. 5 star rating.

    #1--There was construction going on in the pool and parking area. The pool itself was closed and our designated parking space was taped off. We should have been advised of these facts before we arrived. #2--master bath needs grab bar and mat in tub--Very slippery! We would hate for someone to slip.

      The Homeowners Association approved construction at The Palms was supposed to have been finished by your travel dates and there was a great delay from the contractor in letting anyone know things were pushed back due to unforeseen circumstances. Everyone has been notified of the ongoing construction that was pushed back and has unfortunately continued into the summer time. We have condos that have a grab bar in the bath tub, please call us to book one of these specifically as this is not a necessity it is just an extra that the individual condo owner chooses to add.

    This condo is very tastefully decorated and has most everything you need for your stay. It had boogie boards, umbrella, beach chairs etc, that was really nice. We had 5 people and is was plenty of room. The free beach set up everyday was really great! The free snorkeling deal daily is not daily-it is only on days they go out. Great location, out of traffic!! The app is really helpful from Brooks and Shorey.

    The condo was comfortable and adequately furnished. The only complaint is we had to wash some of the dishes before we used them as they were not clean. The view from the condo is fabulous and we saw dolphins swimming by every morning. Other lessons learned while we were there: don't leave your shoes on the boardwalk (as they will most likely get stolen) and don't go in June because the sea weed is horrible!

    Good location, but the property is older and is in need of repairs and updates. Our condo seemed clean enough, however the tub and shower was so stained and discolored that we could not determine if they were clean. The carpet in the master bedroom was badly stained and had a moldy smell. The kitchen was nice & had just been updated. The view from the balcony was great. The pool was very small but we very seldom go to the pool. I think a lot of the condo owners were staying the same week, they tend to smoke very heavy. Could not find a place on the beach that you did not smell tobacco smoke. The property management company was very nice and recommended some great places to eat.

    We like to vacation on Okaloosa Island because it has beautiful Gulf views (this one is right on the water!), but we like that it's not as crowded as Destin. There are no high-rise condos on the Island, and we usually can find immediate seating at the Boardwalk restaurants, as well as other local eateries. The Publix is right over the bridge to buy supplies, and there's a Tom Thumb just across the parking lot from this particular condo - very convenient! We have used several realty offices to stay on Okaloosa Island, and this is our third condominium complex, but this was our favorite condo so far, so we will most likely return! The pictures and descriptions were accurate, so we were happy to see that our condo was exactly as we expected it to be - except even more beautiful in person! We appreciated the bed configuration, as we have 5 in our family, and our son was happy to not have to sleep on a hide-a-bed for once! We appreciated the beach toys and rafts in the condo, and the young man in charge of the beach service was very friendly every day! The only thing I could even find that wasn't positive was that my daughter said there were Goldfish crackers on the floor behind their bed when we arrived, and a blanket hanging on the window. But the blanket may have been intentional, as it kept out the hot sun, and the Goldfish crackers were, no doubt, due to the quick turnover the cleaning service must do - especially during peak season! :) We absolutely loved our experience, and had a marvelous vacation, once we found the office (Google had a little trouble finding it!LOL.)     Our family of 6 stay for a week the condo was clean and the view was just what we dream of! The 2 chairs and umbrella was awesome! To set on the beach and not have to wag chairs back and fourth was worth the stay here! The young man that worked the beach (beach attention) was super nice! Everyone we meet was so helpful! The only down fall was we couldn't seem to find the right places to eat! The last night we ate at Ali's and it was awesome! Loved there pizza!!! I would highly recommend this condo if you do decide to go, you might want to bring extra bathroom tissue coffee filters salt pepper if you plan on cooking. Over all was one of the best family trips excluding the food! Lol.. Just because we didn't no the hot spots! Next time we will google the restaurants and be more prepared' also.     Our 6th trip to The Palms but first time in 405. Loved the unit, the corner rental and of course, the porch. Only complaints and they are probably beyond your jurisdiction, were the others above, feeding the Seagulls, the constant chain smoking with morning and evening being the worst since that was their most time in the 6th floor condo. Other tenants were very upset also. Anyway, I realize you have heard this compliant previously. Even though smoking is forbidden inside and permitted outside on the porch, the smoke does get in the condo with the open doors. And no, I did not feel compelled to report it to you since in real life there is nothing to do but not rent to them again and I want everyone, to have a good trip. That said, and it is my only complaint in all my years at The Palms, working through your company was a very pleasant experience and we would tell our friends to go through Brooks and Shorey. Thank you. Hope to do it next fall, hopefully in October.

Maybe some new king size pillows for the master bed. (But I do have pillow issues) was the only thing. The elevator is very slow so we got some good exercise using the stairs.     In general, the property was a nice place. It's in a good location. I liked the fact that it is not a high rise. The beach area was not crowded. I was pleased with the condo itself. It was decorated nicely and we'll kept. The elevator was broken for the first few days of our stay. We were on the fourth floor. Therefore, that was an inconvenience. I was disappointed in the pool. It's quiet small. However, I would staying there again.

Yes, the pool is on the smaller side but the building is also small so it never gets too crowded.     Delightful two bedroom two bath condo on the beach. We were quite pleased and would be happy to rent this one again. Only problem--light outside entry door was out, either bulb burned out or light broken. It was scary to approach door at night!

One of my friends had a horrible accident, and has a hard time getting around. This property and condo is perfect!! It's close to the water so she can just come down and not have to walk far on the beach to get to the beach chairs. We have wonderful memories from every year.     My husband asked me what I wanted for my 50th b-day and I told him to go back to the gulf.. Only had been once 4 years ago.. He told me to book It!!!
    The weather was great, the view from the 4th floor was fabulous, got to see dolphins. We had breakfast on balcony every morning. Went to the local seafood market to purchase local fish and shrimp to was great!!

    Our visit to Ft Walton and stay at The Palms was very relaxing as we had hoped. The Palms is a great place to stay but be aware the buidling elvator is probably the worse we have ever experienced. Not only is it unbeliveably slow, it is not reliable. It was being repaired upon our arrival and did not work when we were ready to leave. We called the "after hours" phone number and fortunately someone came and got it working again. Views from the balcony are fantasic! Room 405 could use some paint and toilet refreshing,otherwise it met our needs fine.

    For our 40th wedding anniversary we stayed at The Palms unit 405 and we had a wonderful and relaxing vacation. We have rented this condo several times and always enjoy our stay there. The couple that we rent from are so personable and easy to work with. We also like the Brooks & Shorey staff. This is a great condo. It is clean, fresh, and continually updated and well cared for. There is plenty of room, the decor is so cute and fun. It is right on the beach and we enjoy the large balcony. Also appreciate the fact that chairs and an umbrella are included in the rental price. One of our favorite things to do there is have breakfast on the balcony and watch for dolphins! The kitchen is well stocked and has everything that is needed to prepare a meal. We enjoy this condo, and have recommended it to family and friends.

    Great place to take the family. Everyone associated with Brooks and Shorey and The Palms was friendly and helpful. Unit 405 is clean, comfortable and well stocked. The beach access is just a dune walk-over away. When it was too warm we enjoyed the beach from the balcony or sitting in the complimentary chairs under the umbrella. The location is great - you're close to Ft. Walton and Destin attractions, but away from the crowds.

    The condo was decorated very nice. And everything was fairly new. I think the cleaning service could do a better job. The throw rugs were very dirty and there is a lot of build up in the patio doors. We had a problem with a toilet when we arrived at 4:30pm and they couldn't come fix it until the next morning. I also had to call them again because they didn't show up. I had them fix a light and add new batteries to the remote control. I know these are miner things, but I would want my condo to be well taken care of. We had a great time there and would go back.

Would also like to say, the people that are over the rental chairs have been the nicest that I have ever encountered.     The first night was muggy.
    The AC was repaired the next day.
    The unit was poorly maintained. Numerous water stains on the ceiling and missing texture were just a couple of the issues that should have been corrected before renting to anyone.

    Overall, it was a very satisfying experience. Lcoation is great for beach and access to restaurants and other services. And the beach is wonderful.

    Furnishings were generally clean and fairly new. Liked the colors. Only one cockroach. Parking spaces are tight but understandably so. Did not use the pool as it is very small and poorly placed, but we didn't come for the pool.

    It was a great first time experience and we will come back again.

    The condo was clean and nicely equipped. We did think the notes on pillows were somewhat unecessary but guess there is more theft in a condo than others would know. While the condo was clean, the pool never seemed clean and the restrooms by the pool were
    also questionable. The elevator was so slow! We were very happy only a few people were staying in the complex. This would probably prevent us from staying at the unit during prime months. Overall we met nice folks and enjoyed the stay.
