  Our rental was comfortable and beautiful. The view from our balcony was fantastic. Everything was as stated and the pictures are current. This was a beautiful condo and fully equipped. We absolutely loved our stay and will definitely book again with Brooks and Shorey. The only thing I think they could add, would be a few towel bars for hand towels near the sink and maybe a few hooks on the doors for drying bath towels. We had to hang our hand towels on the door knobs (not ideal).

  Me and my boys had the best time at our favorite place ever! We have stayed at Gulf Dunes numerous times. Just wish we could have brought our fur babies so my husband could have come with us.306 is a good condo. Carpet in bedroom needs a cleaning and ceiling fans but other than that it was perfect. Brook and Shorey is a great company to rent from! So very helpful. Bonus of chairs and umbrella furnished daily. Dan set us up daily on the beach and was very helpful.

  It was a great vacation. It was a good views from the balcony and seen the dolphins swim by.
  
  We worked with Marianne at Brooks and Shorey and she was GREAT help and was able to answer all questions.
  
  The condo is in a great location. There are some restaurant's that are within walking distance. The beach chairs and umbrella's was nice to all you have to do is walk down to the beach and enjoy.
  
  The only thing that I would say is a little negative is there not enough storage area for you to put any grocery in the kitchen so we had to leave stuff sitting out on the countertops and on the table.

  My only regret is units like this stay booked, making it difficult to get a reservation! Brooks & Shorey did everything right, so I will begin my next business/vacation search with them. The condo was clean, well maintained, and outfitted with everything I needed. WI-FI was very good, and login was easy the first time. The on-site staff and support by phone and email were great. The one issue I had during my stay was immediately addressed by maintenance, which shows their commitment to keeping the property in working order. Walking to several different restaurants is easy from this condo.

Unit 306 is a bit dated and needs a little TLC in relation to other units we stayed in, but was totally clean and functional. Drapes won’t close on sliding glass door, toilet seat in 1/2 bath does not fit bowl, carpet and tiles need some work. We still enjoyed our stay very much and will return....

  This unit was as described. The living room furniture was clean and seemed new. The only negative is I think the table and two chairs on the balcony need replacing. The table is badly stained. I booked through Brooks and Shorey, and they are always professional and efficient. It's located right across the street from Stewby's restaurant, where we had our favorite meal of the week!

  We decided to stay closer to the Boardwalk this year. The beach was more crowded than we are used to this time of year. The rental was overall in good condition. The dining furniture could use a facelift with some paint. There were places on the walls that needed repair as well. Most all of the receptacles only had one socket that worked. This can be dangerous due to a short that could start a fire. Overall our stay was enjoyable. Next year we’ll stay in a unit about 2 miles from the Boardwalk like we always have where it is less crowded. We love renting from Brooks and Shorey because we know it will be a good stay. The employees are all very professional.

  Over all the vacation was very good. Although the condo is older and needs some work, it was clean.
  The internet connection was very poor and we had issues with connecting and staying connected.
  We did have a toilet handle snap off in the tank and the staff was quick and professional to come up and replace it.
  I also had from my understanding, a property owner in the building next door try and walk off with my brand new $60 beach chair. I manage to yell at him from my balcony and he dropped it and was gone by the time I got back down there. I was told by the guy that sets up the rental chairs that the guy was a homeowner in the other Gulf Dunes Building. He said he told him someone left him a present....

  First, we have stayed at Gulf Dunes condos for nearly 10 years. We love the location and that they are quiet and never feel crowded! This last stay the grounds were neat and clean, constantly seeing someone cleaning and keeping everything in order outside. Our room on the other hand had a leaky sink faucet that dropped constantly, WiFi wouldn’t work in master, carpet needed replaced dearly as well. The condo was just dated and for what we paid we just expected more. Was it horrible no but could use an update for sure.

  We were staying here for my daughters softball tournament. We were there a week. Customer service was outstanding! They made it very easy to book and check in and out. The condo was very clean. My family of 5 had planets of room. I would say that if you are planning on using the sleeper sofa, bring a blanket or comforter of your own. There was not one provided and we were not aware of it. So the first night my son had to sleep with a flat sheet only. We drove to the Walmart the next night and bought one for him to use. Other than that, I could not have been happier. They even provided sand toys, beach chairs and misc. items to be used on the beach. The washer and dryer was a lifesaver. The location was great. Close to restaurants and the pier for fishing. Would def recommend.

  Brooks and Shorey was great to work with, but this condo needs TLC. It is very dark (decor is brown, not beachy). Condo is outdated and feels neglected by the owners as many things were not in working order. Carpet and bedding looked dirty. We did call for maintenance and they were quick to respond and came the same day. Kitchen sink did not have water flow, microwave buttons did not work, recliner was dirty and broken. This was a last minute booking and now we know why it was still available. Very disappointed in this one.

  Overall, we had a good experience. There were a few things that kept it from being great.
  *the balcony furniture had mildew on it
  *the inside furniture could use an update. It was obvious on the rocker Recliner
  that it has been there for a while. I had to put a sheet on it to sit on it. The sofa
  looked dirty.
  *the layout of the bathroom/shower was pretty awkward. I'm glad there was only two of us this time.
  
  I would not recommend this particular unit. I don't know that I would recommend this property to anyone, I have no idea the condition of other units here.

  Overall, a great condo. Furnishings were nice and there was an abundance of towels and washcloths. The kitchen supplies were minimal. More cookware and eating utensils, as well as a cutting board would have been helpful.

  We have been coming to Okaloosa Island for over 10 years. This is the first time we stayed at Gulf Dunes and we did enjoy our stay. We are a family of four and the one bedroom was just big enough for us. The bunks in the hall worked out well for our teenage daughters. It looked like the tile in the unit was brand new. I was disappointed with our patio furniture- there was only a white plastic table and one white plastic lounge chair. If two people wanted to sit outside we had to bring one of the dining room chairs out on the balcony. I enjoyed the beach service which was provided with the rental. I also was glad that this rental did not make you rent for a full week.

The keys are very difficult to get in the locks on the door is the first one. The second one is the washer/dryer set it takes 4 long cycles to get anything dry in the dryer.   Overall, we were pleased with the location and with our unit at Gulf Dunes. The balcony view was nice as were the included beach chairs and umbrella. The designer made good use of the space in the unit. My boys especially liked the bunk beds in the hall wall; bathrooms were adequate, but nothing fancy. The only negative issue was the outdated furniture. The dinette set and other tables were OK, but the couch needs to go! It looked uncomfortable and was. The cushions were old and sank in. Having a sofa sleeper is a plus, but please replace this one.

  We had a great time on our recent visit. This was our second year using Brooks & Shorey. Great Management company. Both times we have stayed at Gulf Dunes. The location is perfect. i do have a couple of comments about unit 306. The master bed room really needs a darkening shade or other type of window dressing as there is a night light right outside that lights up the entire room making it difficult to sleep. This unit did not have as much closet space as the last unit we stayed in. We probably will choose a different unit for our next stay. We definately would recommend Brookes & Shorey to our friends.

  I had room 210 and 306 (Hayes). Room 306 was great. Room 210 had issues... Master bedroom bed was very uncomfortable (Worn out and Sagging) Facet in kitchen sink is in need of repair W/N shut off without serious effort. Sliding door in living room kept coming of the track making it extremly hard to open and close. Hurricane shutters not secured banged all night during storms.(wind)The trash chutes are a pain in the neck to use, I know there is not much you can do about it but I thought you should know. Other than the items called out the condo and our stay was good.

  The drain in the shower was very slow and the water pooled a great deal while showering. The property was clean but a bit dated. A dvd player rather than a VHS player would have been useful. The king bed was comfortable. Unfortunately I didn't find the black out material for the window until the day we checked out. It would have been nice to know it was available since the bedroom was very light all night long.

  We greatly enjoyed the accomidations. We felt extremely safe. My wife and daughter even took late night walks both on the beach and to the convience stores without worry.
