  Gulf Dunes 307 was a very nice clean condo. One concern we did have was the black markings that were on the ceiling mainly in the kitchen area. We weren't sure what it was, mold, grease or something else. The sliding glass door didn't have a handle on the outside. Really wasn't a big deal for us but a family with kids might have issues. Overall, it was a clean comfortable condo we would stay in again.

  The condo was nice. A few suggestions I have are the following:
  The king bed was uncomfortable. I woke up with a backache every morning. Also, there were no blankets. Just a very thin bedspread. It's not that I like it cold, but I like something to cover up with other than a thin sheet. The floor in the condo was sandy and not very clean, according to the dirt on our socks. Just a suggestion but it would have been nice to have a coffee table in front of the sofa. Also, I suggest they get some rugs for the kitchen and the bathrooms. If to catch some of the sand and water. Something easily washed after each stay. This would be helpful to the guest.

  We have booked here several times. This time was different. Signs said one of two pools might be closed and access to beach will be open. I was told on the phone there would be grinding and painting on balconies and comped 10% for 3 days for the inconvenience. Once arriving all was untrue. Some balconies could not be accessed. Our pool totally closed the whole time we were there. Access blocked to beach and with a wagon a further walk thru deep sand and steps up and down to carry. Had I known the truth may have changed my plans. The room,beach,and weather were good.

  We thought our trip was going to be a bust after the Emerald Towers told us a few days before we were leaving our condo was no longer available. I got in touch with Marianne at the Gulf Dunes and she immediately got us into our room. The room was great. Only issue is the wifi signal is weak. The view is breath taking.   Couch and chair are just about worn. Neither comfortable. Cracks in wall. Needs a coat paint almost everywhere. Bed is great. Perfect place for a condo. No problems with anything. Chairs on deck have mold on them. Also some in bathroom. Plants could be changed inside and out. Gilligans, Stewbys, McGregors are places we ate all good. All in all had fun thanks.

  After a delay in arriving to Fort Walton due to road work throughout the 12 hr trip I received a call that our room was ready early. We were very happy about this and were extremely satisfied with our room. This is the 3rd time in the last 3 years coming to the area each time staying at a different location. We have booked using the resort building owner, a hotel, and also used vrbo. I can honestly say booking a hotel has been our least favorite. There are both advantages and disadvantages to all but it is nice to know that you can find a wonderful place to stay through vrbo. It is a great option that we will use again. I would like to thank the owners of the condo and Brooks and Shorey for an awesome stay.

  Overall, we were very pleased with our stay as the location is perfect and the staff were all very helpful and friendly. The condo was decorated fun for a family stay with young children. We really did enjoy our stay as this condo is literally steps from the ocean. However, the furniture and beds were not very comfortable, which my husband and I could feel the effects from by the end of our stay.

Not only is this great about the Gulf Dunes location, but also the property is literally directly on the beach just like you mentioned only steps to the gorgeous white silky sand on the beaches where your complimentary seasonal beach chairs and umbrella setup await!! Bring your cooler and beach towels and all the sunscreen you can fit in your bags and you're set for the day.   Enjoyed the beach and area activities to there fullest. The Condo is very nicely decorated and the perfect view from the balcony to watch beach activities and dolphins playing out past the sand bar. My stay was 8 days with no weather problems at all. 80's in the afternoon and 70's in the morning. Never even used the dining room table as the balcony table was the most used furniture of the stay. LOL The parking garage was also a nice feature as my vehicle was out of the salt/sand/dew. My rating would be 5 Star for this unit.

  Plenty of room for Two adults and 3 children! Good selection of cooking utensils. Third floor location was perfect. Great view of the ocean. Used the steps most trips unless carrying suitcases or groceries. We left beach chairs in the parking garage overnight and they were ?stolen? before noon, but we should have known better...

  We loved the colors and decorations, the place is really cute, has a great view and could be an awesome place to stay. Unfortunately, we can't give a 4 or 5 star rating for the dryer made a loud horrible sound as if it was going to break. One of the toilets backed up any time you flushed it and the carpet in the bedroom should be replaced (new or tile). And overall the complex overall had an old / musty smell. If these things were addressed, we would recommend this property and consider staying here again in the future.

  We had a wonderful time and enjoyed ourselves ages: 7 years to 68 years old.
  Pros:Photos, description, location, layout and amenities were very accurate. I will definitely recommend to relatives and friends. We ate most meals in the condo.
  Restaurants: Old Bay Steamer is within walking distance. Pricey but well worth it. No fried food here, hence the name. Floyds all you can eat shrimp for $10 from 4-6 pm is well worth it.
  Entertainment: Free passes for activities- although you get one per day- you cannot save them. We went snorkeling and saved $28 with the one free adult pass. It was a great time and everyone was very courteous and offered great customer service. The company you call to setup reservations is not the same company you use to go out on a boat. (verify reservations with company) When we arrived at our designated time, we found out we had been setup for the next day. They had room for us so we were able to go on the one we were there for.
  Destin is just over the bridge within 10 minutes without traffic. The Harborwalk in Destin has hours and hours of entertainment.
  AC worked wonderfully
  Balcony views are spectacular- overlooks the pool to the left
  Beach service was very nice and convenient
  Designated covered parking for 1 vehicle was very convenient and we were able to leave our beach items at the front of our parking space so we would not have to carry them to the room and take up space.
  Cons: (I feel like I am being picky with the cons, but it will help if you know in advance)
  Sliding glass door heavy and no handle on outside, no locks on bedroom or bathroom doors (you can lock the shared doors to the room with the bath/shower,Dryer does not heat up very well (took several hours to dry full loads, the patio furniture is comfortable but heavy to move

  Our family had never used a condo at Fort Walton before this trip. Gulf Dunes is a no frills property but is well maintained and of course has a beautiful view from every unit. The management staff is very friendly and helpful. We enjoyed the beach service that was included with our unit and the proximity to many things. Because Gulf Dunes is relatively small, the beach right in front was not overly crowded compared to others nearby. The only complaint we had really was the abundance of dead fish this year. The condos in the area should try and clean it up somehow, but nature will do what it does. Always love the beach, but if you want less crowds, look to areas with private homes to rent. Otherwise this is a very good property.

  Unit 307 @ Gulf Dunes has a wonderful view and was as described accurately. The location and amenities of the property were above standard. The "front desk" provided superior service and were able to answer and explain any questions we had about the property, the area, WiFi hookup etc. The unit itself was pleasantly decorated but in need of some deep cleaning and regular maintenance (loose tiles in hallway, open paint cans on bathroom shelf, dying plants on balcony, disheveled plant arrangement in corner)that come with everyday use of any unit. We would rent this unit at this property again.

  The weather, Beach, Condo location and view from the balcony were perfect! The condo itself was just ok. I know this is an older condo but it sure could use an update.   We have stayed in GD 307 before and had no complaints and none this time. The view is worth everything, easy access to the beach. I can keep a eye on the girls from our balcony and feel very safe doing that from the 3rd floor. Complete kitchen and very well stocked with dishes, whatever we needed, plenty of towels. Love the dvd rentals, when we weren't on the beach, pool, they were busy watching movies. I love the beach and could not get enough. The condo is showing a little wear, rugs, foot stools, but very clean. Love it and hope to be back soon. Thanks for the beautiful and relaxing stay.

  Booked a last minute extended weekend in Fort Walton Beach. Was a little worried, as I usually plan these things months in advance. This was my first time using Brooks & Shorey and my first stay at Gulf Dunes. Very pleased with the entire experience from start to finish. The management personnel was on-site, so I didn't have to roam around looking for their office. The lady who checked me in could not have been more helpful! She explained everything to me in detail and even provided me with directions to local markets. The condo was extremely clean, affordable and beachfront - which was the best part! Unfortunately, mother nature did not cooperate, but it was still nice to get away! The amenities were awesome ... free umbrella/chair set up (which usually costs about $25 a day, free movie rental, golf, etc. I am already thinking about when I can get back to the beach, and would recommend Gulf Dunes to anyone looking for a place to vacation in Fort Walton!

  We will be back, I told the office staff that I was pleasantly surprised. Everything was so clean & so well stocked. Perfect location & great view, very family freindly, only one small complaint the sliding door would not lock & very hard to open and close. One day there was a lot of Junk washed up on the beach, broken glass, cans, nasty stuff, but I suspect was from the hurricane a few days we arrived.

  The view and weather were great! Our only disatisfication was the very low water flow in the kitchen sink. It was so low that we were afraid to run the garabage disposal. Maintenance checked it and said that there was nothing to be done.

  1. Shower/tub needs a hand hold(s). This could be a liability issue. My wife has a bad knee and it was difficult (and frightening) to get out over the tub side.
  
  2. The sliding door to the balconey is draging and needs to be adjusted so the rollers are effective.

  We have just returned from our 4th vacation trip on the Okaloosa Island I Ft. Walton Beach, FL.
  If you are looking for a clean quite beach this is the place to be. It is mostly visited by families and have always had a quite day on the beach. Shopping and other interests are only a 10 to 30 minute drive away. We have booked with Brooks and Shorey each time and have never had a problem even when we were late on arrival once. We have all ready started to plan our vacation for next year at Ft. Walton Beach.

  Generally you get an outstanding rating from me the past 10 years, however, this room reeked of past cigarette smoke. All attempts to rid the smoke was not successful. Additionally, I think the $35 open door fee is unnecessary if you had spare keys elsewhere such as at the Brooks Shorey office. That said, if I had issues with AC or Heating or other structure issue after 5PM, would I also be charged a fee to get some out to check the issue?
