  This was my first time using Brooks and Shorey and I had a great experience during the whole process. When I first was looking at properties I was able to speak to someone over the phone that was very helpful. Brooks and Shorey provided great communication throughout the process and they checked in on us upon our arrival with all the necessary info we needed for the condo. We enjoyed the condo, there were some minor cosmetic things but nothing that caused any problems. The condo was very spacious and was clean upon our arrival. The couches looked a little aged but we just put a sheet over them and it was fine. The master bed wasn't the most comfortable bed but nothing can compare to your own bed at home. There was more than enough silverware, plateware, utensils, etc. that we needed. There was a standard coffee machine and a keurig type machine so we were impressed with both of these. The stainless steel appliances all worked great. The view of the beach from the balcony was just gorgeous and we loved looking out there every morning while eating breakfast or drinking our coffee. I would recommend Gulf Dunes and we had a great experience with Brooks and Shorey so I would work with them again.

  The condo was clean and nicely decorated. The complex and grounds were well-maintained and clean as well. We had a slight issue getting the internet to work and it was resolved quickly and easily. The kitchen is well-stocked, but needs a baking sheet. We would have liked additional bedding as there were not enough pillow cases for all pillows and the comforters were very thin. Furniture was pretty comfortable and in good condition. Views of the gulf were great! We appreciated the included beach service. We went on one Dolphin cruise and had fun, but did not get a chance to use other included activities due to weather.

  The unit overall was very nice and had a great view of the beach. We enjoyed having our morning coffee and watching the sunsets from the balcony. We saw dolphins in the water every morning around 7-8am. The location is close to shopping and restaurants.
  The only issue we had with the condo was the popcorn ceiling falling from the ceiling.You really could not eat at the counter due to pieces of drywall falling every time the AC came on. We did report this to the rental agency, but it appears to have been going on for a period of time.
  Beyond that slight inconvenience the Condo was great!

  We were impressed the minute we opened the door! We had a 2 bedroom condo that was decorated beautifully and equipped with everything you could possibly need or want. In the past, we had rented places that claimed to be oceanfront, only to be disappointed because you needed binoculars to actually see the ocean, but this condo exceeded our expectations! The balcony was the length of the living room and master bedroom combined with access from both rooms, and you could almost touch the water. The sunrise and sunset views were spectacular, and you could literally hear the waves crashing on the beach! The rental also offered free activities daily, including golf at a variety of courses, even in the off-season. The entire rental process from check-in to check-out was seamless, with no hidden fees. Redeeming our free activities could not have been easier, and the staff at Brooks and Shorey Resorts were very accommodating and helpful. All in all, our vacation was everything we had hoped for, and more! If we could give this experience more than 5 stars, we would. We will absolutely seek rental properties managed by this company for future vacations!

  Loved the condo. The view was breathtaking. Would stay here again. We have stayed at several units at Gulf Dunes, this was our favorite, just wished they used the bedding as pictured, the white was sorta bah and most the furniture was stained, but I just put covers on the sofa and love seat. Baseboards and bathroom vanities cabinet were dusty & dirty, there again I wiped them clean myself. A lot of the dishes were not properly cleaned, must not have been rinsed well before putting in dishwasher and were put away in cabinets. Other than that, we were pleased.

The beach area for this complex was not crowded at all- having the beach chairs and umbrella each day was so nice.   Considering recent hurricane conditions were pretty good on the property. However Unit 412 had two (2) TV's not working and very little hot water. Cold showers were a norm and dishwasher will not clean without HOT water.

  We had a wonderful time with family using this condo. The kitchen seemed to be a little more spacious than other condos we have rented on Okaloosa Island. The condo was clean and the description was accurate regarding the location, layout, and amenities. We enjoyed the fireworks from the pier off in the distance. We were close to shopping, Publix grocery, the Gulfarium. We saw turtles, and dolphins off of the pier and dolphins from our balcony. Truly a relaxing experience and I highly recommend the area for families on the beach.

  Our stay at Gulf Dunes was amazing! The condo was very clean. It was just as it was pictured. The kitchen was fully stocked. The only complaint I have was that the refrigerator wasn't cold when we arrived. I really appreciated the deep clean they did on it, but it would have been nice to know that it wouldn't be cold until 24 hours later. The bacon and lunch meat ruined overnight. Everything else was salvageable. If I had known this in advance I would have just waited until the following day to go to the store. Otherwise its a great place. Staff was very friendly and helpful. I got a very fast response when I called about the refrigerator even though it was after hours. I would definitely stay here again.

Our housekeepers thoroughly clean the refrigerators between each guest. The refrigerators are cold but if you fill it full of warm drinks and food, it will bring the temperature down and it takes time to bring it back up.   We came to Destin for the first time this July. We stayed in unit 412. The unit was nice and clean looked like the pictures we were satisfied. The beach was clean. We were very disappointed with the size of the pool and the lack of activities to do on the beach. We enjoy renting water sports and there were none of those attractions on the beach.

  My friend and I stayed here May 15-19 2018. She said it was the best condo she'd ever stayed in. Pictures are true except for towel animals on the beds. Beachy feel without being overly decorated. Sofa bed and master bed very comfortable. Kitchen well stocked,water pressure and shower heads wonderful. Great view from 4th floor balcony. Check out Old Bay Steamer 2 blocks away, little pricey but very good.

  Was in a little older area, but never felt unsafe. the condo was updated with comfortable beds, nice new kitchen and bathroom as described. The grounds were clean and well maintained. Only near resteraunt would recommend was Asiagos Skillet as the others are expensive with few choices, or you can't get waited on. We walked out on one after 15 min. of being ignored and even though is was Saturday night, they were not busy, so Destin is where the dining is.. Overall we enjoyed the condo and our stay but there were a few issues. Beach service was provided for 2 people, which is a little disappointing as we had 3 people and even though there was usually 10-20 empty chairs, you couldn't just pull over a third or you would be charged, so we ended up just buying chairs at the beach store. Condo needs a thorough cleaning, vents & baseboards don't appear to get much attention. Had to put in maintenance request for clogged toilet as we couldn't even find the plunger, and even after they came it kept clogging. also patio door in living room requires Herculean strength as it keeps jumping the track and the patio doors have no screens, so you let everything in with the breeze. Set off smoke alarms twice, once using the oven & once when we turned on the furnace as it was pretty cool and windy one night of our trip.

  This is our 2nd time vacationing with Brooks & Shorey Rentals. We love it! The vacation package is great and helps us to save a little money while still exploring the ocean. We did have some issues with the DVD players in this particular condo. It would have been nice to have been able to utilize the player in the bedroom. It would have been nice to have a DVD player in the living room also. Another thing we noticed, the knives in the kitchen need to be sharpened or replaced.

Yes, these two bedrooms have a spacious floorplan allowing for an extra bunk room big enough for maybe a dresser and TV also. As they don't have the closet, just as you've said, we don't count them as a true 3 bedroom while many of our competitors do. We love these!! What a great setup for a family with little ones OR those teens who need their own space-and on a budget too!!   Our family found this particular condo to be very nice overall. The guest bedroom with two queen beds was a nice plus. The small bunk room also came in handy. The balcony is very large with nice outdoor furniture. The living room furniture was also comfortable. Our only complaints had to do with issues with the DVD players and a clothes dryer that is quite slow. Beyond that, this unit is well maintained, is located close to the elevator, and the other appliances all work well.

  We really enjoyed Gulf Dunes and the access to Destin. After hours check-in went smoothly and I appreciated the availability of carts to help unload the car. The condo was well-stocked and I enjoyed having full size washer and dryers. The only negative was this condo needed a deep clean. The baseboards were very dirty and so was the pantry door (grime up and down the front. The walls were also very dirty in the bathrooms. Lastly, the coverlets were "slick" and I could tell they needed laundering. Overall, we had a positive experience.

  We absolutely loved our stay here. The condo was comfortable, and well kept. Plenty of room and great amenities, plus beach access was great.   Right on the beach, two swimming pools. Well equipped condo, everything just as pictured. Great panoramic view from the balcony. Plenty of seating on the balcony, 4 chairs and a table and a lounge chair. Condo is within walking distance of the boardwalk shops and restaurants (it is a few minute walk, but a nice walk down the beach). The beach is gorgeous white sand and the water is beautiful. Plenty to do nearby as Destin is just a 5 minute drive away. Would stay here again! Great and easy check-in, friendly people! Free movies which was nice for the kids to unwind at the end of the day. Although they were so tired they usually didn't make it all the way through one!! Thanks for sharing your vacation condo with us!

  The condo was in great shape! The beds were comfortable and everything was in good working condition. We did have to call maintenance once about the wifi, but it turns out that it was connected to an outlet controlled by a wall switch, which was easily fixed. The tv remote in the living room wasn't the best, but we made due. We really enjoyed playing tennis in the evening, but we could not get the court lights to come on at all. It would have been nice to have an after hours person available at the front desk. Overall, we loved our stay, and would not hesitate to stay there again on our next trip.

  Since the Gulf and weather were gorgeous, I'll concentrate on the unit. Staff very accommodating and nice. Beach chair rentals convenient;they do not have the cushions on them but if you have a thick towels, still comfortable. Room was nice, but expected it to be better; the pictures make it look nicer than it is in person. Could use a pub table and chairs on balcony. Housekeeping should make sure that there isn't sand in the sheets; it makes you wonder if they were cleaned, but I'm sure it was most likely from washer. Washing machine does leak water but there is a drain in the laundry room. I may return back to the property, but not sure I'd stay here, for the money I can get something a bit more high end. Needs a cutting board in the kitchen. In the end we had a very nice time and the unit was fine for our needs.

  Cons- Workout room has 3 machines and the size of a closet, dirty floors that I'm sure goes with most beachfront condos

  The location of this property is great. The view from the balcony is awesome. The beach service is great especially not having to set up a tent each day - love the umbrella and chair service. The condo was nice but the bedroom furniture could use a little updating-possibly some new mattresses. Overall, our vacation was wonderful and relaxing.

The only improvement would be that the restrooms located poolside stay open until at least the pool closing and that their be a handicap ramp over the dunes so that disabled walkers would not have to take all those steps on the West side.   Great time overall, weather could have been better. Pool not open till 2nd last day, water cold. BIG puddles on balcony due to rain. We had to use a dust pan to get the water up. I asked the office to send someone with a mop but they never did. Walking from balcony to living room the rug got wet so we did it ourselves.

  Our stay at Gulf Dunes 412 would have been incredible except for the guests upstairs who were obviously college students and enjoyed playing beer pong at 2am resulting in multiple calls to the local police department. The view was wonderful but due to smokers on the surrounding balconies we couldn't enjoy our own balcony without being subjected to smoke drifting in. We would like to stay at this location again, but would only do so if we could stay in a top floor unit.

  One of the guest in our party left a blanket in room 412. Management wanted 15 bucks to ship it home. I've spent 2700 dollars with Brooks and Shorey in the past 2 years, looks like poor business practice to me to lose a good customer over 15 dollars.

  We arrived late an entered our assigned unit (615) and it had a strong odor comming from the bed room with bunkbeds. We shut the door and placed towels at the bottom and slept with the patio doors open. The next morining we went to the front desk and the young lady was very helpful and moved us to unit 412. This unit was very clean and had cold air so we were happy. Later learned that the ac unit in 615 had leaked onto the carpet and mildewed. We were very happy with the quick response of management and would stay at Gulf Dunes again.
