  This was our 11th booking through Brooks and Shorey. Owner cancelled reservation a few weeks prior to our arrival and we were forced to get a more expensive condo. In the past we have been very impressed that our room codes are sent when cleaning is completed. This year, if we wanted a couple hours earlier check-in we had to pay for it. Very disappointing after having such a great experience in previous years. Noticed a number of guests experiencing the same frustration in parking lot sitting in cars waiting for room codes at 4. Condo was clean and nicely decorated but kitchen had only 2 forks! Great location. A short walk across street to Stewbies for some great seafood. Enjoyable trip. Just wish you had remained lenient on the check-in. That was such a great perk that Brooks and Shorey offered.

  Gulf Dune has a beautiful spot on the beach. The balcony was spacious and had great views. We enjoyed the chair service on the beach, though you do need to grab a spot early. The living/dining area was comfortable. The bathrooms and kitchen are very dated, not what one would think of as “remodeled” as in the description. The master bed is lumpy and soft. The double room had nice space and furnishings. The bunk “room” would be good for little ones. It wasn’t as great for a teen as it is the size of a closet. One bunk was used for the suitcase as there isn’t room on the floor. We liked that there were restaurants within walking distance and took advantage of free golf and a couple boat rides. That was a nice bonus.

  Loved the location of the condo!! Spectacular views from the balcony. Very short walk to the stairs or elevator and then to the beach. Loved that the chairs and umbrella was included. The condo had everything we needed as far as kitchenware and everything worked. The furniture was very nice and there was plenty of room for all 6 of us to use drawers and closets with space leftover. The master shower and king mattress could use an update. The mattress wasn’t horrible, just not as firm as I have at home. Parking was close and always easy to find a spot. Close to Publix for groceries. We chose to eat in Destin every night but there are places close as well! We would definitely stay here again! We were happy with this condo!!

  Great location, beautiful beaches. Love Gulf Dunes and would definitely stay again. The only issue we had regarding ammenities was that we were unaware we needed to bring our own kitchen towels, wash rags and hot pads. That was not included in the “what to bring” info. Our unit was not supplied with those items. Overall, unit was very clean as was the entire complex. Heated pool was wonderful since Mother Nature didn’t fully cooperate during our stay.

Gulf Dunes is located in a great spot and we loved the 2nd floor so that we didn't have to use the elevator.   Gulf Dunes 208 was a heavenly place to get away. The condo is a beautiful teal color and very attractively decorated. We had 4 adults and 2 children in our group (my husband and I and our kids and my husband’s parents). The bedrooms fit us perfectly. My in-laws stayed in the room with the king, my husband and I and our 9 year old stayed in the room with two full beds and my 14 year old daughter loved the bunk room. The view from the balcony was perfect, it felt like we were right on the beach. The room was clean and well equipped. We ordered takeout from nearby restaurants and ate in each night. Stewby’s is across the street and it was so good, we ate there twice! The dining area was spacious and it was great to be able to gaze at the ocean while having dinner. The two pools were not crowded and we were able to visit them several times during our stay. The complimentary beach set up made relaxing on the beach easy and carefree. We rented an extra set up each day and it was very affordable. We enjoyed the movie rental kiosk in the parking deck, it was a nice way to relax after a day on the beach. The rental company was very easy to work with. We will without a doubt rent this condo again!

  We have always heard about the beautiful beaches in Destin and decided we needed to go. A friend recommended Okaloosa Island to us because it was a lot quieter and they were right. Exactly what we were looking for!
  Unfortunately the week before we were leaving we were contacted by Brooks and Shorey to let us know that work would be done on the building while we were there and there was a possibility that we would not have access to our balcony from 9-5. They did offer for us to stay at a discount or move to another condo but could not guarantee where we would be at. We decided to stay put and take a chance. Well the workers were on our balcony but of course we were on the beach from 9-5 so it wasn’t that big of a deal except for the noise.
  Marianne with Brooks and Shorey was great to work with and called us about 3pm to let us know that our condo was ready and did break the news that the workers were there. She quickly reminded us that we had great weather in the forecast for our stay and that the water was super calm!
  The condo was clean and the beds were okay comfort wise. Perfect size for 3 girls and could maybe do a 4th and still be comfortable. A burner on the stove did not work, we let Marianne know and it was fixed by the time we got back from the beach. Would definitely recommend Gulf Dunes 208 and Brooks and Shorey.

The young men working the chairs on the beach did not ask one time if we wanted our umbrellas moved, not sure if that is in their job description but they have always done this over the 15 plus years we have been coming to the beach. In the guest bathroom it looked like black mold above the shower head on the ceiling.

    Thank you for staying with us. The occupancy at the Gulf Dunes is adequate to the size of the property and extent of the beach in front of the property. The beach is full in July , but never overcrowded on Okaloosa Island. The beach service works hard to accommodate all guest equally. We will check the guest bathroom - thank you for mentioning that. We hope that you will return in the future - there are a few smaller properties on the Island that may meet your needs a little better, like Dune Pointe or Summerlin.

Only reason we started with Brooks and Shorey was because we came for a wedding 2 nights and the bride had book with them.

    We aren't surprised to see your unfortunately negative feedback as you did have so many issues upon your arrival, with our check-in time. We have always had a check-in time that starts at 4PM and this has always always been Brooks and Shorey Resorts policy. It's absolutely everywhere in everything we advertise. It's included in the rental contract that was sent immediately to you on the day you booked in February so you knew the day you booked and paid your 15% that check in starts at 4PM and can take up til 6PM on some days. We did take your numerous calls and even your numerous confrontations to our front desk staff at the Gulf Dunes by you and the others in your traveling party you sent down that day. The bride had a beautiful wedding and seemed to have had such a lovely time and we are disappointed that you have such negative things to say about us, after all our policy has always been the exact same and we have never ever promised anyone an early check in. We hope you visit Okaloosa Island again to enjoy our beautiful Emerald Coast.

We do our best to get you into your condo as quickly as possible but unfortunately sometimes this takes a bit longer on heavier check in dates or if the previous tenants left the condo messier then usual.   The pictures do not do justice to the sense of size and space when you enter the unit. Easily accommodated 6 adults and a few little ones. Lovely balcony view with dolphins to see each morning. Nice beach procedures where the staff saves your umbrella and chairs for you even if you leave the beach for hours. Just leave your towel on a chair. Incredible beaches. Well located for all attractions. Mattress updates needed in some beds. Only real issue was all grills are charcoal which makes for long waits if you want a grill. Going to gas grills would be a big help. Nonetheless highly recommended and a superb value.

  The property was adequate. We had an issue with the second bathroom and it was resolved very quickly. The furnishings and bedding definitely need to be updated. I did find the pool area very small for the size of the property. But overall it was good for the cost.

  We had a great 9 day stay here. There were a few minor maintenance issues, but when I reported them to the front desk, someone came and fixed them very quickly. The condo is right on the ocean and has a beautiful view. Bring scissors though, I couldn't find any. The rental comes with a free amenities package from ASI. In addition to the free golf, scuba diving, etc, they offer free round trip transportation to the airport for up to 3 or 4 people with your reservation. The management at the condo don't seem to know that this benefit is offered, but it is on the paperwork they gave me. My sister got the free transportation to the airport on her way home, and she only paid a required $10 tip. If you call about it and they don't know what you are talking about, ask them for the phone number for ASI and go directly through them.

  First time traveling on Christmas Day for a family that usually stays in for the Holidays. Great location, comfortable and clean with plenty of room for people to spread out a bit. I'd come back in a heartbeat. Owner was very helpful as was manangement staff - even taking my call on Christmas Day when I couldn't figure out how to open the lock box.

  Absolutely LOVED the spacious balcony, and spent many hours there. Sunrises with coffee and watching the dolphins play and sunsets with a glass of wine and relaxing. Since we ate a lot of great food while in Florida, the 3rd floor was perfect for taking the steps and burning off some of those calories! The beds were very comfortable so we had most restful sleep at night and a few naps during the day. Mary Ann, who was in the office when we arrived and most of the week we were there was awesome! She was very helpful, and always with a smile. We had a very pleasant experience while staying at the Gulf Dunes. Thanks to all responsible!!!

  We have always stayed at Gulf Dunes so I knew what to expect and knew the property. I was however disappointed in the cleanliness of the condo. It was dirty. I dont think the floors had been cleaned at all since the last guests. There were toe nails on the bathroom floor. You could see dirt on the ceiling fans and it just wasn't very clean over all.

  We had sufficient space,but the entry rug was not glued down in one corner, a few busted drawers in front bedroom. Need to stock a few more spoons in kitchen. Had to buy a scrubber and liquid dish soap.
  Tues - Friday morning we had to look at other people's tents, coolers and chairs out on the beach in the morning - SPOILED the View - There should be a policy regarding this and it should be enforced. we are paying for our "view"! Also, owners could add a TV guide - I made my own. All appliances worked fine. Overall we had no major complaints and would stay at Gulf Dunes again, although maybe in a different unit. Families in 417 and 517 had much more updated furnishings, games,books,nice hangers, nicer larger flat screen TVs etc and a side balcony view. Those units were very nice but cost more.
  
  Also our family members in the other two units were in an entirely different building so it was not convenient to get there - down our two flights of stairs, under the garage, up the 5 flights to their units. There is an elevator though, but we did not know we would be in an entirely separate building.
  
  Also, they had garage parking and we did not. It is not a major thing, just stuff we noticed - their units had more amenities than ours - so if that's important to you check it out. A good thing was the elevators and the carts for loading and unloading bags and groceries. we couln't have done it otherwise.
